    Rooms

    We are excited that the house has all new windows and sliding doors installed for your comfort.  A Keyless Entry system has been installed for your convenience.  We can accomodated up to 8 guests -   Please inquire about a dog. We allow on a case by case basis with additional pet deposit and fee. Please see below for details.


    All the rooms have black out curtains so you can sleep in on those sunny mornings.


    All beds are Sealy and super comfortable. For stays more than 30 days extra linens are provided upon request.

    Pool  Loungers and Towels are provided.


    Bath towels are provided.  Bathroom essentials like toilet paper, soap and shower essentials are provided to cover you for a couple of days.  You will need to head over to the store to replenish.


    Kitchen essentials -  We keep some spices in the cabinet next to the stove, A roll of paper towels, a couple of dishwasher pods,  dishwash liquid, coffee and tea essentials for a nice morning brew is provided. Cleaning essentials are under the kitchen sink.  You will need to head over to the store to replenish. 


    Laundry Essentials provided for a couple of loads of laundry.  Washer and dryer are in the garage.  You will need to head over to the store to replenish. Please keep the garage closed at all times for security.

    Important Information

     Our Neighborhood and The Area
    Welcome to our Beautiful Lakes and Golf Community town of Inverness, Florida. We are a quick 25 minutes drive from Crystal River to see the manatees and a beautiful 30 min drive to gorgeous Fort Island Beach. Boating/fishing lakes are just 6 minutes away.  We are about an hour drive from Orlando airport and Tampa Airport, Disney World/amusement parks.  This classic vintage house is about coastal comfort and the Pool!!! Our location is conveniently located a few blocks to stores, restaurants and one mile to downtown and Liberty Park  We are on a quiet dead end street. Applebee's is within walking distance  We are just a few blocks from  Citrus Wildlife Management Area which is a Large area offering hiking trails, camping, hunting, fishing, horseback riding & wildlife viewing.

    Checkout instructions 

    Gather used towels: Please put used towels in hamper in garage
    Throw trash away: Please put all trash in  trash bags and put in outdoor trash cans.
    Turn things off:  Please unplug all kitchen counter appliances. Please make sure all lights and fans are turned off.
    lock the sliding doors.  Be sure to lock the slider door to the pool. Be sure to lock the back door of the sunroom to the back yard. Make sure all dirty dishes are in the dishwasher and run the dishwasher or wash them and let them air dry in the dish dry rack. Please put everything back in their designated spaces.

     Full refund for cancellations up to 30 days before check-in. If booked fewer than 30 days before check-in, full refund for cancellations made within 48 hours of booking and at least 14 days before check-in. After that, 50% refund up to 7 days before check-in. No refund after that.

    Guests are expected to follow these rules, and can be removed from the Premises if they cause issues.


    A dog is allowed on a case by case basis  with approval only by us at time of booking. Pet Fee is $50. Dog must be potty trained and a maximum size under 20 bs. Please keep dog off of furniture.  Sorry no cats.


    No Events or Parties Allowed


    No Smoking, vaping, e‑cigarettes or any illegal drugs of any kind allowed


    Commercial photography and filming not allowed


    Maximum Number of Guests  - 8

     Any additional visitors are only allowed with our approval.  We have a Ring camera system that will notify us of how many guests are entering.

    We respect our quiet neighborhood and we appreciate your consideration of continuing this during your stay.


     All minors need to be supervised by adults. Pool rules are noted in the pool deck area and need to be followed for safety.


    No parties or events. No loud music to disrupt the neighbors.


    Upon check out please put bed sheets in hamper and towels in hamper located in the garage. Leave the comforter on the beds.


    Please keep AC no lower than 77 degrees in warmer months and the furnace temperature no higher the. 68 in the cooler months.


    Please be sure to keep glass sliding doors locked when leaving the house. 


    No food down the kitchen sink. We have a septic system. Please follow safety guidelines mentioned in bathrooms and kitchen for septic system.


    We have a well system so please be careful not to let the water run excessively.


    The fireplace has electronic candles to provide ambience. Please do not remove remote. $50 replacement fee. No fires in the fireplace and no wax candles burning 


    All remotes to TVs and electronic candles have a replacement fee of $50 each.

    House Manual

    Welcome to our Pool Paradise. We are so happy you are staying with us. Here are a few helpful hints and information during your stay. 


    No smoking of any kind or drugs allowed on the premises. If there is any evidence of it there will be a minimum $500 fine. 


    Use Brita pitcher to fill water reservoir in coffee maker and ice cube trays. If the filter needs replacing there is an extra one in the drawer next to the coffee maker. The refrigerator has filtered water on the door so you can use that for drinking cups. There is a fire extinguisher on the desk in the kitchen. 


    Please follow guidelines for not letting food go down the sink drain. We have a septic system. There is a sign located on the cabinet adjacent to the sink for details. Thank you for your help to keep the septic fresh and clean 


    Trash day is on Friday morning. The green lid trash can is for Fridays. The yellow lid trash can is for Recycle only and that goes out on Wednesday morning. Please do not leave trash cans by the street please bring them back to their designated area. 


    The front Porch lights are dusk to dawn so please be sure to leave the switches on for those lights which are located next to the front door,


    The master bath door sometimes sticks when you close it.  Be patient with it please. 


    There is an iron and ironing board in the master bedroom closet. 


    Sometimes the guest bath toilet chain gets stuck. This is a new toilet and we have changed the chain twice. So, if you hear the water running for an extended amount of time please take the top of the tank off and jiggle the chain and it will help the chain get unstuck. These new toilets have inferior parts.  It doesn’t happen often but I wanted to mention so you are aware. 


    The front glass door takes a bit to close. It’s part of the vintage charm of the house.


    Please make sure all remotes are returned in their designated spaces. Replacement cost is $50 for each lost remote. 


    All the TVs have Roku. You will need to put in a checkout date on each TV to initialize your own custom Roku apps. 


     The garage has brooms and mops hanging on the wall near the door. There is also a washer and dryer. These are vintage so please don’t use very large loads of laundry. They work more efficiently that way.  No cars are to be parked in the garage. Please keep the garage door down at all times. Please do not open side door of the garage as the well and pump  are in close proximity. Please do not get near the area of the water softener and water tank. We have a baby gate there to remind you this area is off limits for safety.  Do not handle the large bags of salt pellets for the water softener.  There is a fire extinguisher next to the AC unit near the washer and dryer. 


    Please clean bbq grills and wipe down the bbq before you check out. We want all of our guests to have a nice and clean bbq experience. Please be sure to turn off the propane tank when you are done grilling with the bbq. 


    The sunroom has access to the pool and the backyard. Please make sure to keep the doors and all windows closed and locked as well as the fan and light turned off when you aren’t in the sunroom. The sliding door to the pool needs to remain closed to keep bugs out. The AC in the sunroom isn’t as efficient as a regular AC. So please use it very sparingly. It increases the electric bill substantially so we prefer to use the ceiling fan.   We are Eco and electric grid friendly and we appreciate you helping us in these efforts.


    Please follow the pool rules as detailed in the signs around the pool. The screen doors are to remain locked at all times for security. We have a quiet neighborhood so we try to keep the pool area quiet during the evening sleep time. Please use your best judgement to help keep the neighborhood quiet and peaceful. 


    There is furniture in the garden gazebo behind the house. It’s a wonderful place for reading and quiet moments. Have a cup to tea and relax.


    Due to insurance liability please No fires in the fireplace. No wax candles. We have provided electronic candles to offer ambiance in the living room. There is a remote control on the table for the candles. Please be sure to turn them off when you aren’t in the room. The master bedroom also has electronic candles. 


    There are 3 beach chairs in the large wooden pantry by the kitchen. There are 2 more camp chairs in the garage next to the brooms. There are board games, corn hole game and horse shoe game in the wooden pantry. 


    Please exercise caution when exploring the back of our property. This is a natural country environment so there may be wildlife and snakes back there.
